CONCLUSION & RECOMMENDATION <br /> <br />The proposed plan represents a reasonable arrangement of duplexes <br />on a site with significant constraints - access and easements are <br />the two most obvious. The density is lower than could be allowed <br />under the R-2 zoning standards, and considerably lower than the <br />medium density assumed in the Comp Plan. with the suggested <br />changes, the project will provide a reasonable and attractive <br />addition to the neighborhood and will have relatively little impact <br />on the pond and on neighboring properties. We recommend approval <br />of the PUD with the following conditions: <br /> <br />1) That. Public <br />engineering plans <br />sewer, and water. <br /> <br />Works staff <br />for grading, <br /> <br />review and approve the <br />drainage, storm ~onding, <br /> <br />2) That the landscape plan be revised to reflect the changes <br />suggested in this report. <br /> <br />3) That 4.5 ' of right-of-way be dedicated for Larpenteur <br />Avenue. <br />
