On May 24, 1993, the City Council approved Cave and Associates <br />request for a preliminary plat at 2960 Western Avenue with the <br />following conditions: <br /> <br />1. That the owners grant the City a 10 foot wide visual <br />access easement along the inside curve of the Western <br />Avenue frontage. The easement would prohibit any planting <br />or other significant obstruction to visibility from the <br />ground to 8 feet off the ground within a 10 foot setback <br />from the right-of-way line. There shall also be no visual <br />obstructions within the right-of-way. If the access to <br />the property is built off Western Avenue, the property <br />owners will be required to maintain the easement free of <br />such obstructions. <br /> <br />2. That grading plans be submitted for review and approval by <br />City staff for any new building permits that are requested <br />on any of the lots. <br /> <br />3. That a driveway turnaround be provided on any lot if it is <br />developed. <br /> <br />2. Cave and Associates, Ltd. has submitted the required final plat <br />for City review. Staff has reviewed them and found them to be <br />complete. Engineering staff has asked that the approval be <br />subject to their review of final utility plans before <br />construction. <br /> <br />Staff Recommendation: <br /> <br />1. It is recommended that the City Council approve Cave and <br />Associates Ltd. request for final plat approval at 2960 Western <br />Avenue subject to the conditions listed in the requested <br />Council action below. <br />
