<br />council Action Requested: <br /> <br />1. Motion to approve Cave and Associates Ltd. request for final <br />plat approval at 2960 Western Avenue subject to the following <br />conditions: <br /> <br />1. That owners grant the City a 10 foot wide visual access <br />easement along the inside curve of the Western Avenue <br />frontage. The easement would prohibit any planting or <br />other significant obstruction to visibility from the <br />ground to 8 feet off the ground within a 10 foot setback <br />from the right-of-way line. There shall also be no visual <br />obstructions wi thin the right-of-way. The property owners <br />will be required to maintain the easement free of such <br />obstructions. <br /> <br />2. That grading plans be submitted for review and approval by <br />City staff for any new building permits that are requested <br />on any of the lots. <br /> <br />3. That a driveway turnaround be provided on all lots <br /> developed. <br />4. Engineering staff review of final utility plans before <br /> construction. <br />
