Mr. E. Paul Dunn

- 2.

May 11, 1993

4, For comparison. an 8,000 s.f. quality restaurant on this same site would
generate about 750 daily trip ends per weekday. based on the average trip
generation rate.

5. A review of the proposed site plan Indicates that there could be difficulty for the
larger delivery trucks leaving the site. In negotiating the U-turn required at the
east end of the site. This condition may require that the large trucks exiting the
site to circulate around and behind the Crossroads of Roseville Center,

6. The angle of the parking spaces on the one-way circulation aisle may not be
great enough to discourage drivers from backing out of the space the wrong way
into on-coming traffic. For one-way operation to work more effectively the angle
of the parking space to the aisle should be sharper, more towards 60 degrees.

7. The inbound access location Is closer than would be desirable to the main
access serving the Crossroads of Roseville Center. To provide the driver with
adequate perception/reaction/decision time the access should be moved further
away from the main access drive. The close proximity of this access to the main
access results In a potential for rear-end accidents Involving right-turning traffic
entering the sUbject site.

Should you have any questions or comments concerning this review, please contact us.

Sincerely,

STRGAR.ROSCOE-FAUSCH, INC,

Dennis R. Eyler, P,E.
Principal

DRE:bba
