Based on this review, we offer the following <br />comments and recommendations for your consideration: <br /> <br />1. Based on the average trip generation rate(1) for a specialty retail development, <br />the proposed 18,000 s.f. Computer City would generate about 730 daily trip ends <br />per weekday. <br /> <br />2. However, should this space be leased or sold to a more typical retail outlet or <br />divided Into multi-tenant space In the future, this building could generate as <br />many as 2,420 trip ends per weekday, This estimate is based on the average <br />trip generation rate for a small retail shopping center. A more typical retail <br />center would generate over three times as many trip ends as the specialty retail <br />store. <br /> <br />3. Addition of the subject development generated traffic to the adjacent <br />transportation system serving the area, which may already be operating at or <br />near capacity, needs further review. It is recommended that a complete traffic <br />study and analysis of the proposed development be completed. <br /> <br />(1) No specifio trip generation data Is available for a Computer City type land use.
