<br />Computer city, Case Ho. 2505 <br /> <br />page 2 <br /> <br />We have assumed the Snelling and B-2 frontages to be front yards <br />and the north edge of the lot to be a side yard, since it does not <br />abut another rear yard. The site plan meets or exceeds all of the <br />above standards. <br /> <br />Access to the site will be to the parking lot of the Crossroads <br />Shopping Center to the north. There will be no access directly to <br />either Snelling or County Road B-2. <br /> <br />Additional roadway easement for County Road B-2 is needed from the <br />western portion of the lot. The alignment of the road and <br />right-of-way is complicated in this area and we do not know at <br />this time exactly how much of an easement is needed. <br /> <br />A sidewalk needs to be provided within a pathway easement as shown <br />on the plans along B-2. <br /> <br />We have not reviewed the landscape and utility plans for potential <br />conflicts. <br /> <br />The site and building plans meet all other applicable standards <br />including the design standards for landscaping, screening, and <br />building materials. <br /> <br />3. CONCLUSION & RECOMMENDATION <br /> <br />We recommend approval of the special Use Permit granting setbacks <br />less than the BC standards with the following conditions: <br /> <br />1) That landscape and utility plans be approved by City <br />staff. <br /> <br />2) That the required roadway easement for County Road B-2 <br />be dedicated as determined by the County and City staff. <br /> <br />3) That a sidewalk be constructed along county Road B-2 and <br />a pathway easement be dedicated for it. <br /> <br />4) That cross parking and access easements be agreed to <br />with the Crossroads Shopping Center. <br />
