BACKGROUND <br /> <br />computer city is a retail chain specializing in computer hardware <br />and software. They want to construct a new store on the vacant <br />parcel on county Road B-2 and snelling in front of the Crossroads <br />Shopping Center. The parcel is zoned se Shopping center which <br />requires 100' front setbacks. This would be unreasonable for such <br />a small parcel and computer City wants a variance to this <br />standard. site plans in the se District have been processed by <br />means of a special Use Permit. The Code specifically notes that <br />such a permit application can contain a setback plan requesting <br />variances to the required standards. There are several similar <br />cases in the city of permits granted for development in the se <br />with significant variances to the setback standards. <br /> <br />2. DEVELOPMENT ANALYSIS <br /> <br />The site is triangular in shape and is about 220' deep north-south <br />at the widest part. clearly a 100' setback would be a hardship <br />for this size of parcel. Since the uses in the se District are <br />compared to the B-2 District, it is reasonable to compare this <br />site plan to the B-2 standards. Those standards are: <br /> <br />Building Setback: <br />Front 30' <br />Side 10' <br />Rear 20' <br /> <br />Parking Setback: <br />Front 15' <br />
