The typical store size for Computer City is 25,000 <br />square feet. The proposed size for this location is an 18,000 square foot free standing <br />building. <br /> <br />The Special Use Permit request for this location is in regard to the 100 foot setback <br />requirement under the SC (Shopping Center) zoning designation for this property. This <br />setback requirement renders a practical difficulty in constructing a permissible use of <br />functional configuration. The Computer City project does not conflict with the general intent <br />of the SC zoning designation since: (1) the south side of the proposed building shall be at a <br />minimum 90 feet from the County Road B-2 R.O.W. across from which is the Rosedale <br />Shopping Center, (2) the north side of the building faces the Crossroads Center which is also <br />zoned SC, (3) the east side of the building shall be at a minimum 83 feet from the Snelling <br />Avenue R.O.W. and approximately 400 feet from the nearest residential property on the east <br />side of Snelling Avenue, and (4) the residential property on the east side of Snelling is <br />effectively isolated from this site by the Snelling Avenue/County Road B-2 interchange. <br /> <br />The building and parking lot coverage for the Computer City project is only 61.5% of <br />the total site. Other impervious area on the property includes the existing Crossroads Center <br />Driveway, existing City sidewalk, and future City sidewalk. Fr. <br /> <br />(21.4 %) <br />(40.1%) <br />(5.8 %) <br />(0.8 %) <br />(1.7%) <br />(30.2 %) <br />(100% ) <br /> <br />. <br /> <br />It is proposed to provide 90 parking spaces, of which 3 shall be handicapped car <br />accessible, 1 shall be handicapped van accessible, and 45 shall be designated for compact. <br />The provided parking meets the City's requirements for the size of building proposed. <br /> <br />Trash removal will be contracted with a local provider who will furnish containers <br />suitable for the purpose. The trash container area will be enclosed and monitored daily in <br />order to ensure a reasonable neat and clean surrounding. The trash enclosure area will be <br />attached to the building and constructed as part of a screen wall for the proposed loading area <br />on the northeast comer of the building. <br /> <br />No adverse impact is expected with respect to parking or traffic since adequate parking <br />will be provided on-site, and since there will be no direct access to the site from City streets. <br />Rooftop mechanical units shall be screened on all four sides. <br /> <br />The Beechwood Company is a Texas based Corporation located in Dallas. Beechwood <br />Company develops stores for Computer City and serves as landlord for the stores that they <br />develop. Beechwood Company has developed and is currently developing several Computer <br />City stores of quality construction in various locations across the country. . <br />
