<br />application be referred to the Planning Commission for consideration of <br />the new plan. The discussion centered around the fact that the property <br />is zoned I-I, Industrial, but on the Roseville Comprehensive Land Use <br />Guide Plan, the property is designated for future business development. <br />The question arose that by improving the building for its existing <br />industrial use, would such action postpone the long range development of <br />the property. Members of the City Council discussed the idea of an <br />interim use permit for this property. In this way, the property owners <br />would have some economic u~e of the building but a special use permit <br />would not be allowed to continue in perpetuity. <br /> <br />4. The Planning Commission, in their reconsideration of Boyer Ford Truck's <br />request for a special use permit, had new information to consider. That <br />information includes the following: <br /> <br />- Boyer Ford Trucks has submitted a schedule of improvements to this site <br />to bring it into compliance with Roseville design standards for <br />industrial districts in support of their request for a special use <br />permit. <br /> <br />- The City Council has stressed the importance of the Comprehensive Land <br />Use Guide Plan designation for this area for future business/office <br />development. <br /> <br />- The Roseville City Code provides the opportunity to use an interim use <br />permit process which would allow a use for a particular parcel of land <br />for a specific period of time. <br /> <br />5. The Planning Commission moved to recommend approval of Boyer Ford Trucks <br />request for reconsideration of a special use permit to do body work and <br />painting of vehicles, in addition to engine repair at 1975 Oakcrest Avenue <br />with the following conditions: <br /> <br />a. That the application be for an interim use permit for a period of <br />10 years. <br /> <br />b. That staff approve a schedule of improvements to bring the site <br />into compliance. <br /> <br />c. That staff approve a landscape plan with the addition of total <br />screening along the south side of the parking lot. <br /> <br />The vote on this motion was three members voting in favor and three <br />members voting opposed. Members of the Planning Commission indicated that <br />while there was not a definitive recommendation to forward to the City <br />council, the issues had been presented and discussed. <br /> <br />Alternatives: <br /> <br />1. Deny the proposed based on the finding that the proposal is not consistent <br />with the City's design .standards chapter of the Roseville zoning <br />ordinance. <br /> <br />2. Approve the modified request as an interim use permit with a specific <br />
