BACKGROUND <br /> <br />Boyer Ford Trucks operates a truck engine repair facility in a <br />leased building at 1975 Oakcrest Avenue. They want to add body <br />work to the services they offer and are applying for a special Use <br />Permit to do so. <br /> <br />2. DEVELOPMENT ANALYSIS <br /> <br />Comprehensive Plan & Zonina Code References <br /> <br />The site is guided B Business and zoned I-1 Light Industrial. <br />Sales, service and repair of engines is by Special Use Permit and <br />Boyer has a current Special Use Permit to do this work in their <br />existing facility. Body work is not specifically listed as a <br />permitted or. special use in the I-1 District, but "automobile, <br />truck and trailer body repair" is a permitted use in the I-2 <br />District. Service stations are a special use in the 1-1 District, <br />which could often include body repair. Our interpretation is that <br />it is reasonable to consider body repair as a special use in the <br />1-1 District as part of the service station use. <br /> <br />The front setbacks in the I-1 District are 40' for buildings and <br />parking in front of the building, and 20' for parking that is not <br />in front of the building. <br /> <br />When a Special Use Permit is requested, this is a change in use <br />and the City has the right to request that a property be brought <br />into compliance with all applicable Code standards. <br /> <br />Plannina Considerations <br /> <br />The site is <br />metal facade. <br /> <br />an older industrial building, part brick and part <br />There is an existing paved parking lot in front of <br />
