A need for 16 1/2 ft. of additional right of way <br />along Lexington Avenue has been identified in the <br />Ramsey County Master street Plan. <br /> <br />b. Sidewalk is needed along both Lexington and County <br />Road D. <br /> <br />CONCLUSION AND RECOMMENDATION <br /> <br />As we indicated earlier the light automotive repair use is <br />probably acceptable in this location. The primary concerns <br />deal with conforming to current design standards. Given the <br />applicants program of improving the site and updating the <br />building in a time frame consistent with other recent <br />approvals we would recommend approval of the request for a <br />Special Use Permit for light automotive repair at 3114 <br />Lexington Avenue North. This is condition on incorporating <br />the site improvement proposals and time frame into the <br />approval. <br />
