<br />To meet current design standards the Nolan Family Trust <br />proposes the following improvements: <br /> <br />a. The existing building materials would be replaced <br />with stucco on all four elevations. <br /> <br />b. A new ten by 14 trash enclosure with a stucco <br />exterior to match the building will be attached to <br />the rear of the building. This structure will <br />have a roof. <br /> <br />c. In those areas where tanks were removed or the <br />existing bituminous surface needs repair asphalt <br />patching will be completed. <br /> <br />d. They will remove the material covering the South <br />overhead door. <br /> <br />e. Concrete curb and gutter will be added to the site <br />creating a landscape island along County Road D <br />and creating a single 36 ft. wide drive access as <br />far from the intersection of County Road D and <br />Lexington Avenue as possible. <br /> <br />f. Landscaping materials including both over story <br />trees and understory shrubs and bushes will be <br />added to the landscape island on both County Road <br />D and Lexington Avenue. <br /> <br />g. The parking lot will be striped to provide 19 <br />parking spaces. <br /> <br />h. The existing bituminous curb along the South edge <br />of the parking lot will be replaced with concrete <br />curb and gutter which will be extended along the <br />East edge of the bituminous servicing as well. <br /> <br />As with other cases where an existing site is being brought <br />into conformance with current design standards the applicant <br />in proposing to make these improvements over a five year <br />time frame. Specifically the schedule would have the new <br />bituminous surfacing, the refinishing of the building <br />materials to stucco and the addition of the ten by 14 trash <br />enclosure, the concrete curb and gutter along County Road D, <br />the sodding and landscaping along the perimeter of the <br />property, and the striping of the property line would <br />completed immediately upon issuance of a Special Use Permit. <br />completing the concrete curb around the drive opening onto <br />Lexington Avenue would be completed in 1995 and finally the <br />existing bituminous curb along the South edge of the <br />property would be replaced and extended along the East <br />property line within five years or by 1998. <br /> <br />Engineering Staff has reviewed this proposal and has made <br />
