Lexington Avenue - light <br />automotive repair. <br /> <br />Backaround: <br /> <br />1. The Noland Family Trust owns a parcel of land and building <br />at 3114 N. Lexington Avenue (southeast quadrant of Lexington <br />Avenue and County Road D). The lot is 28,878 sq. ft. in size <br />and is zoned B-3 General Business. The building, which is <br />currently vacant, is the former site of a bicycle shop and <br />before that a motor fuel station. <br /> <br />2. Noland Family Trust has negotiated a lease with a tenant <br />interested in leasing the site to operate a car repair <br />business. In the B-3 General Business zoning district, light <br />automotive repair would require the issuance of a special use <br />permit. <br /> <br />3. The light automotive repair use, as proposed, is acceptable <br />in that location, but design standard issues such as building <br />materials, concrete curb and gutter, parking lot paving, <br />landscaping, etc. need to be addressed. As wi th other <br />existing facilities seeking development permits, conformance <br />with current design standards must be carefully considered. <br /> <br />4. To meet current design standards, the Noland Family Trust <br />proposes to make a number of improvements to the site and <br />building. These improvements are detailed in the attached <br />planning report. Similar to recent cases where existing <br />sites are being brought into .conformance with current <br />standards, the applicant is proposing to make these <br />improvements over a five year time frame. This time frame is <br />also detailed in the attached planning report. <br /> <br />5. The Planning Commission, at their July 14, 1993 meeting, <br />adopted a motion recommending approval of the Noland Family <br />Trust's request for a special use permit at 3114 N. Lexington <br />Avenue with the following conditions: <br /> <br />1. The existing building materials would be replaced with <br />stucco on all four elevations by the end of 1993. <br />
