<br />2. A new 10' by 14' trash enclosure with a stucco exterior <br />to match the building will be attached to the rear of <br />the building in 1993. This. structure will have a roof. <br /> <br />3. The existing parking lot will be patched in 1993 and <br />completely resurfaced by JUly, 1998. <br /> <br />4. They will remove the material covering the south <br />overhead door in 1993. <br /> <br />5. Concrete curb and gutter will be added to the site <br />creating a landscape island along County Road D and <br />creating a single 36 ft. wide drive access as far from <br />the intersection of County Road D and Lexington Avenue <br />as possible in 1993. <br /> <br />6. Landscaping materials including both over story trees <br />and understory shrubs and bushes will be added to the <br />landscape island on both County Road D and Lexington <br />Avenue in 1993. <br /> <br />7. The parking lot will be striped to provide 19 parking <br />spaces in 1993. <br /> <br />8. The existing bituminous curb along the south edge of the <br />parking lot will be replaced with concrete curb and <br />gutter which will be extended along the east edge of the <br />bituminous servicing as well by July, 1988. <br /> <br />9. The concrete curb around the drive opening onto <br />Lexington Avenue would be completed by 1995. <br /> <br />10. That 16-1/2 feet of additional right-of-way be dedicated <br />along' Lexington Avenue in accordance wi th the Ramsey <br />County Master street Plan. <br /> <br />11. That a sidewalk be constructed along Lexington Avenue <br />and County Road D or appropriate amount of funds <br />contributed to the City's sidewalk fund in accordance <br />with the City pOlicies. <br /> <br />12. The light automotive repair use will not include <br />bodywork on the site. <br /> <br />Alternatives: <br /> <br />1. Deny the proposed special use permit based on the finding <br />that the proposal is not consistent with the City's design <br />standards chapter of the Roseville city Ordinance. <br /> <br />2. Approve the request for a special use permit and the proposed <br />time frame for improvements to the site and building based on <br />the finding that the proposal would be consistent with the <br />City's design standards and would not be detrimental to the <br />
