There is a need to evaluate the public <br />good contributed overall by each of the alternatives. <br /> <br />The 'church is an organized body with a prepared plan while the <br />neighborhood is not an organized institution and needs time to <br />respond to the prQPosal and seeks to rely on the comprehensive <br />plan. <br /> <br />Park space and community parks have a value and it's important <br />to understand that neighborhood spaces and larger park areas <br />do not necessarily meet the same needs. <br /> <br />18. <br /> <br />It is important to understand that the church may leave if the <br />proposal is denied. . <br /> <br />The church is expanding at a rate that may cause it to leave <br />anyway even if the development takes place as currently <br />proposed. <br /> <br />From a business perspective the church proposal is positive. <br /> <br />The current success of the church may not continue. <br /> <br />A majority of the congregation are not from Roseville and do <br />not pay taxes in Roseville. <br /> <br />19. <br /> <br />20. <br /> <br />21. <br /> <br />Improvements in Bruce Russell Park were paid for by citizens <br />of Roseville. <br /> <br />22. <br /> <br />Traffic flow needs to be considered both at the intersection <br />of Lexington & B as well as around the existing church. <br /> <br />Calvary Baptist Church at 2120 Lexington is expanding and <br />welcomes expansion of the park at Lexington & B. <br /> <br />There other options for the church to meet it's needs such as <br />constructing or purchasing a satellite church at a different <br />location. <br /> <br />23. <br /> <br />~. <br /> <br />~. <br /> <br />Under different scenarios what size of park land is left <br />at Bruce Russell park and what are the guarantees that the <br />
