�� EXTRACT OF MINUTES OF MEETING OF THE <br />2 VARIANCE BOARD OF THE CITY OF ROSEVILLE <br />� Pursuant to due call and notice thereof, a regular meeting of the Variance Board of the City of <br />� Roseville, County of Ramsey, Minnesota, was held on the 7th day of May 2014, at 5:30 p.m. <br />5 The following members were present: ; <br />� and was absent. <br />� Variance Board Member introduced the following resolution and moved its adoption: <br />� VB RESOLUTION NO. 102 <br />� A RESOLUTION APPROVING A VARIANCE TO §1017.1'7A (LOW FLOOR <br />� o ELEVATION) OF THE ROSEVILLE CITY CODE AT 1255 LARPENTEUR AVENUE <br />11 <br />(PF14-010) <br />12 WHEREAS, City Code § 1017.17A would require a low floor elevation of 921.26 feet for <br />�� new construction on the property given its proximity to the adjacent storm pond; and <br />1� WHEREAS, AutoZone, Inc., in conjunction with Berhanu Mulugeta, owner of the <br />15 property at 1255 Larpenteur Avenue, has requested a vAluANCE to City Code § 1017.17A to <br />�� allow the redevelopment of the retail property with a low floor elevation below 921.26 feet; and <br />� i WHEREAS, City Code § 1009.04 (Variances) establishes the purpose of a vA�ANCE is <br />�� "to permit adjustment to the zoning regulations where there are practical difficulties applying to <br />�� a parcel of land or building that prevent the property from being used to the extent intended by <br />2c� the zoning;" and <br />2� WHEREAS, the Variance Board has made the following findings: <br />22 a. The practical difficulty stems from the fact that the existing grade of the property is <br />2� 912 feet and, in order to meet the requirements of § 1017.17A, the new building's <br />2� floor elevation would need to be at least 921.26 feet, which would be about nine feet <br />2� above the existing grade and about 11 feet above the Larpenteur Avenue curb; <br />Page 1 of 3 <br />
