Advance Circuits Inc. currently operates their electronic <br />components manufacturing from two adjacent buildings on the <br />north side of Terrace Drive. They are proposing to construct <br />a 9,000 sq. ft. addition which would connect the existing <br />buildings at 1725 and 1633 Terrace Drive. The purpose of the <br />addition is to construct a structure that would improve the <br />efficiency of the manufacturing process and add a specially <br />designed floor to absorb vibrations. This would be a highly <br />specialized area for sensitive production activities. <br /> <br />2. The proposed addition would bring the total building size to <br />123,000 sq. ft. yielding a lot area coverage ratio of 34.78 <br />percent. city code requirements for the 1-1 Industrial <br />District provide for a maximum lot coverage of 30%. <br />Therefore, a variance application is required. <br /> <br />3. <br /> <br />In addition to the building expansion, other <br />improvements are included in the proposal as well. <br />include: <br /> <br />site <br />They <br /> <br />Bringing the front parking lot into conformance with the <br />40 foot setback requirement. <br /> <br />Curbing installed around the perimeter of all existing <br />bituminous surfacing. <br /> <br />Storm sewer and catch basins installed to capture run <br />off from pavement. <br /> <br />A bituminous overlay is proposed for the 1725 Terrace <br />Drive parking and drive areas. <br /> <br />4. The Planning Commission unanimously recommended approval of <br />Advance Circui ts Inc. request for a variance to the floor <br />area ratio in light industrial districts for 1633 and 1725 <br />Terrace Drive subject to the following conditions: <br />
