BACKGROUND <br /> <br />Advanced circuits Inc. currently operates their electronic <br />components manufacturing from two adjacent buildings on the <br />North side of Terrace Drive. They are proposing to <br />construct a 9000 square foot addition which would connect <br />the existing buildings at 1725 and 1633 Terrace Drive. This <br />would bring the building size to 123,000 sq. ft. yielding a <br />lot area coverage ratio of 34.78 percent. city Code <br />requirements for the I-1 Industrial District provide for a <br />maximum lot coverage of thirty percent therefore, a variance <br />application is re9Uired. <br /> <br />2 . Development Summary <br /> <br />The project proposes to construct a 9000 sq. ft. addition <br />which will connect the existing buildings at 1725 (parcel A) <br />and 1633 (Parcel B) Terrace Drive. Therefore, the addition <br />is partly on Parcel A and partly on Parcel B.
