<br />Parcel A & B <br />Lot Area - 353,803 <br /> <br />114,036 <br /> <br />32.23% <br /> <br />9,000 <br /> <br />123,036 <br /> <br />34.78% <br /> <br />The purpose of the addition is to construct a structure that <br />will' improve the efficiency of the manufacturing process and <br />to add a specially designed floor to absorb vibrations. The <br />applicants have indicated that the purpose of the addition <br />is not so much to ci-eate additional square footage wi thin <br />the facility but rather to provide a highly specialized area <br />for sensitive production activities. <br /> <br />The existing front parking setback at 1725 Terrace Drive is <br />approximately 30 feet which is not in conformance with the <br />40 foot setback requirement. The front parking lot will be <br />reconstructed to meet the 40 foot setback requirement and <br />the additional space will be used for landscaping. A <br />fifteen foot landscaped area in front of 1725 Terrace Drive <br />is also proposed. This area will be planted with a variety <br />of shrubs and ornamental trees to enhance the front of the <br />building . Additional landscaping is also proposed at the <br />South edge of the front parking area. <br /> <br />In addition to the building expansion other site <br />improvements are included in the proposal. Curbing will be <br />installed at the perimeter of all existing bituminous <br />surfacing. Storm sewer and catch basins will be installed <br />to capture runoff from the pavement eliminating the direct <br />runoff into grass areas. The curbing will prevent cars from <br />parking on the landscape areas and minimize erosion. All <br />areas disturbed by construction will be seeded and or <br />sodded. A bituminous overlay is proposed for the 1725 <br />parking and drive areas. ' <br /> <br />Engineering staff has reviewed this proposal and has the <br />following recommendations: <br /> <br />1. The existing watermain and easement running between the <br />two buildings will need to be removed and relocated. <br />The Roseville utility Department will have to approve <br />the plans prior to any work being done. <br /> <br />2. The sidewalk on Terrace Drive should be extended <br />Westerly to the West property line. <br /> <br />3. The catch basins at the West driveway must be relocated <br />to the new curb and gutter line. <br /> <br />4. Retainer glands shall be used on all watermain plugs. <br />
