BACKGROUND <br /> <br />Mr. Kenneth Kaufhold's mother has owned the lot at 2610 <br />Wewers Road since 1963, he is now a part of her Estate and <br />Mr. Kaufhold is proposing to divide it into two developable <br />lots. The Roseville City Code defines a subdivision as a <br />tract of land to be divided into two or more lots or <br />parcels for the purpose of transfer of ownership or building <br />development (Sec. 20.020). The Code requires the Planning <br />Commission and City Council to consider this request. <br /> <br />2 . Development Summary <br /> <br />The lot division request is illustrated on the attached <br />surveys. The parcel under consideration fronts on both the <br />North South portion and the East West portion of Wewers <br />Road. The total parcel size is 26,878 sq. ft. The house at <br />2610 Wewers Road currently sits on the North half of this <br />parcel. The property under consideration is zoned R-I <br />single family residential. <br /> <br /> Lot Area Lot width Lot Depth <br />North Parcel 13,439 S.F. 148.5' 90.5' <br />South Parcel 13,439 S.F. 90.5' 148.5' <br />R-I Stds. 11,000 S.F. 85' 110' <br />(section 7.290) <br />Corner Lots 12,500 S.F. 100' 100' <br />(Section 7.290) <br /> <br />As we indicated earlier the Kaufhold structure sits on the North <br />parcel with frontage on the North South portion of Wewers Road. <br />It is reasonable to assume that a house that would be built on <br />the South parcel would have frontage on the East West portion of <br />Wewers Road. Because this is a corner lot the R-1 standards say <br />that the minimum lot width should be 100 feet. Lot width in this <br />case is 90.5 feet which is consistent with the rest of the <br />neighborhood and still provides an opportunity for the <br />construction of a home without the need to apply for a variance. <br />
