<br />CONCLUSION AND RECOMMENDATION <br /> <br />The proposed lot division represents a reasonable way to develop <br />the property. The division does not create a need for a side <br />yard setback variance for the house on the North parcel and the <br />South parcel while not meeting the lot width requirements of R-1 <br />zoning District, can support reasonable single family <br />development without requiring variances. We recommend approval <br />of the lot division request at 2610 Wewers Road. <br />
