Fairview Avenue. <br /> <br />Backaround: <br /> <br />1. Rosedale Amoco is proposing to add a 32 foot by 50 foot <br />canopy over their fuel pump islands at their site at 2441 N. <br />Fairview Avenue (northwest quadrant of County Road B-2 and <br />Fairview) . The property is zoned I-1 Light Industrial and <br />the minimum front yard setback in this district is 40 feet. <br />The Roseville City code applies setbacks to canopies in the <br />same manner as principal structures. <br /> <br />2. The site plan in the attached planning report indicates that <br />the east edge of the canopy overhang would be 27 feet from <br />the existing property line, requiring a 13 foot front yard <br />setback variance. Past practice has been to recognize the <br />customer convenience of canopies during City reviews of such <br />applications and to be flexible when considering setback <br />requirements on'existing sites. <br /> <br />3. The canopy structure itself is setback from the intersection <br />of County Road B-2 and Fairview and with its 14 foot minimum <br />clear height, will not pose any visibility obstructions for <br />traffic at that intersection. <br /> <br />4. The Planning Cpmmission, at its July 14, 1993 meeting, <br />unanimously recommended approval of Rosedale Amoco's request <br />for a 13 foot front yard setback variance for the 'motor fuel <br />pump island canopy at 2441 N. Fairview Avenue subject to the <br />appropriate right-of-way being dedicated on the site. <br /> <br />Alternatives: <br /> <br />1. Deny the proposed variance based on the finding that the <br />proposal is not consistent with the standards of the <br />Roseville zoning ordinance or with surrounding property <br />development. <br /> <br />2. Approve the proposed variance based on the finding that the <br />proposal would be consistent with the City's zoning code and <br />would not be detrimental to the area. <br />
