<br />ROSEWOOD ESTATE - NARRATIVE <br /> <br />I. SIZE OF CURRENT SITE <br /> <br />The size of the current Rosewood Estate project, located at 2750 North Victoria, is 1.92 <br />acres. The Marina property, which is located directly north of Rosewood Estate, is 1.03 <br />acre. The total new Rosewood Estate site will therefore cover 2.95 acres. <br /> <br />II. NATURE OF BUILDINGS <br /> <br />The present building at Rosewood Estate is very residential in nature. The building <br />consists of 68 senior housing apartments with pitched roofs, dormers, white siding and <br />beautiful landscaping. The interior of the building contains a dining room, beauty shop, <br />greenhouse, activity room, lounges and other common spaces for residents' use. <br /> <br />The existing buildings on the Marina property consist of a single family dwelling, a duplex <br />and a marina rental office. <br /> <br />III. PROPOSED USE OF LAND AND BUILDINGS <br /> <br />The existing Rosewood Estate project will be expanded by 34 units by adding on an <br />additional attached "housing pod" of 30 units to the north of the existing building, and by <br />the remodeling of current under utilized storage space in the building to accommodate 4 <br />additional units. The new addition to the north of the existing building will be constructed <br />on the site of an existing parking lot. Therefore, the land to be acquired to the north of <br />Rosewood Estate (the Marina) will be used for new parking for the project. The existing <br />single family house, duplex and marina rental building will all be removed and the land will <br />be converted into parking. <br /> <br />IV. WHY ZONING CHANGE? <br /> <br />The Marina land is now zoned PUD for a marina. With the acquisition of the marina by <br />Rosewood Estate, a zoning change to R3-A with "special use" will be required so that all <br />of the Rosewood property is zoned identically. <br />
