<br />Page 4 <br /> <br />Parking <br /> <br />The present ratio of parking spaces to apartment units is approximately 1 to 2 (35 parking <br />spaces to 68 units). The expanded Rosewood Estate with 102 units will improve the <br />parking space to apartment ratio from 51% to 590,4 (60 parking spaces to 102 units). <br /> <br />None of the residents at Rosewood Estate drive automobiles. Parking is utilized by <br />employees and visitors to Rosewood Estate. Because the additional 34 units (half again <br />the size of the present Rosewood Estate) will not require one-half again the staff members <br />to staff the project, the parking situation will substantia11y improve with the addition. <br /> <br />vm. DRAINAGE AND UTILITIES <br /> <br />Drainaje <br /> <br />The project will continue to use the current drainage system for the existing drive in ftont <br />of the exi~ building. A catch basin will be located in the courtyard between the <br />existing building and the new addition which win drain under the new link to the <br />woodlands behind the building. <br /> <br />A new skimmer system will be placed at the north end of the new parking IQt. This <br />skimmer will be similar to the existing system in the existing parking lot (which will be <br />removed). <br /> <br />Utilities <br /> <br />The sanitary sewer will tie into the existing line to the west. The electrical utilities will be <br />evaluated to see if the exi~ transformer may be used to add new service. The existing <br />tranfonner will be relocated. Gas and water will be extended ftom the existing building. <br /> <br />IX. TRASH COLLECTION <br /> <br />The trash conection from Rosewood Estate will continue to be bandied in the same <br />manner as it has over the p~ 45 months of operation. Conection is made from an <br />enclosed dumpster located at the service door near the kitchen. If necessary, the <br />frequ~ of collection will be increased to ensure that the additional trash generated by <br />the additional 34 units is handled properly. <br /> <br />X. SCREENING OF ROOFTOP AND MECHANICAL UNITS <br /> <br />One roof top air-conditioning unit will be placed on top of the link between the new and <br />existing buildings. The unit will be screened by a parapet exactly like the system screening <br />the mechanical system on the existing building. <br />
