Burke Avenue. Backaround: 1. Carl and Roseanne Reule have owned tbe property at 343 W. Burke Avenue since 1949. The parcel extends north, from Burke Avenue along Hand Avenue, 352.5 feet. The frontage on Burke Avenue is 77.25 feet and the north property line is 154.5 feet. Currently, a house and free standing garage are situated on the north half of the parcel. It is the desire of the applicants to divide this parcel in order to sell the southern portion. 2. The total parcel size is 40,749.4 sq. ft. zoned R-1 Single Family Residential. The property is Lot Area Lot width Lot Depth North Parcel South Parcel R-1 Standards Corner Lots 27,037.5 sq. ft. 13,711.9 sq. ft. 11,000 sq. ft. 12,500 sq. ft. 175 Feet 77.25 Feet 85 Feet 100 Feet 154.5 Feet 147.5 Feet 110 Feet 100 Feet 3. The Reule house fronts on Hand Avenue and it is our understanding that some remodeling of the existing house will also occur in that the free standing garage will be removed from the site and an attached garage will be constructed as part of the principle dwelling. 4. It is reasonable to assume that a house constructed on the south parcel would have frontage on Hand Avenue. Because this is a corner lot, the R-1 standards say that the minimum lot width should be 100 feet. The lot width, in this case, is 77.25 feet, which is consistent with the rest of the neighborhood along Burke Avenue. Careful design considerations will have to be given for the construction of a home without the need to apply for a variance for this lot. 5. The Planning Commission, on a 6-0 vote, unanimously recommended approval of Carl Reule's request for division of platted lot at 343 W. Bark Avenue.
