Deny the proposed lot division based on the finding that the <br />proposal is not consistent with the city's zoning ordinance and <br />subdivision regulations. <br /> <br />2. Approve the request based on the finding that the proposal <br />would be consistent wi th the ci ty I S zoning ordinance and <br />subdivision regulations and would not be detrimental to the <br />area. <br /> <br />Policy Obiectives: <br /> <br />1. To insure that development occurs consistent with the City's <br />Comprehensive Guide Plan, zoning, and subdivision regulations. <br /> <br />staff Recommendation: <br /> <br />1. The proposed lot division represents a reasonable way to <br />develop the property. The division does not create the need <br />for setback variances for the house on the north parcel and the <br />south parcel, while not meeting the lot width requirements of <br />.an R-1 zoning district, can support reasonable single family <br />development without requiring variances. Therefore, staff <br />recommends approval of the lot division request at 343 W. Burke <br />Avenue. <br /> <br />Council Action Reauested: <br /> <br />1.
