Wood. <br /> <br />Mrs. Wood is applying for a division of her property into two <br />parcels. The property is located at the southeast corner of Acorn <br />Road and the southwest frontage road for the intersection of <br />Highways MN-36, I-35W, and Cleveland Avenue. One parcel will <br />contain the home and appropriate surrounding land; the other will <br />be left for future development. Both parcels are and will remain <br />zoned as R-l. <br /> <br />Mrs Wood, together with her deceased husband, purchased the sUbject <br />property in 1950 and constructed a 2,589 s.f. home at that time. <br />Recently, Mrs. Wood has decided that she will not be able to <br />continue to occupy this home and will soon sell it. However, she <br />desires to di vided the + / - 2.5 acres for future development. <br />Several of her neighbors have taken similar action in recent years. <br /> <br />Parcel B will contain the present house located on the easterly <br />portion of the property. Parcel A will be located along Acorn Rd, <br />the westerly portion of the property. As proposed, Parcel A and <br />Parcel B will have approximately 63,300 and 42,900 square feet, <br />respectively. At slightly less than 1.0 acre, Parcel B would be <br />very compatible with the neighborhood which today contains at least <br />three lots of about 0.75 acre. <br /> <br />We propose an easement along the north 52.8 feet of Parcel A in <br />favor of Parcel B for appropriate vegetation or landscaping. This <br />will faciliate for the owner of Parcel B the ability to control, <br />preserve and expand screening of noise and sightlines from the <br />Highways 35W, 36, and Cleveland interchange and proposed future <br />development in the northwest interchange quadrant, beyond. This <br />easement would coincide with the water line easement over that <br />parcel which is too close to the north boundary to create a <br />
