18.100 ZONING CODB 12. "Substandard Use" means any use of shorelands existinq prior to the date of enactment of any City Ordinance which is permi tted wi thin the applicable zoning district, but does not meet the minimum lot area and length of water frontaqe, structure setbacks, or other dimensional standards of the Ordinance. 13. "Variance" means a modification or variation of the provi- sions of the local shoreland ordinance where it is deter- mined that, by reason of exceptional circumstances, the strict enforcement of any provision of the local ordinance would cause unnecessary hardship, or that strict conformity wi th the provisions of the local ordinance would be unreasonable, impractical or not feasible under the circumstances. 14. "Water Supply Purpose" includes any uses of water for domestic, commercial, industrial or agricultural purposes. ) 18.090. Zonina Provisions. The followinq provisions shall apply to all plats and development contiquous to public waters as defined, and are hereby designated by land use districts as set forth within the Official Zoninq Code and Zoninq Map of the City of Roseville, Minnesota. 18.100. Residentia+ Districts. Requirements for .all R Residential Districts shall be as per Section 7.00 Residence District of the official Zoning Code except for the following requirements: 1. R-1, R-2, R-3A Residence Districts; A. Minimum lot area - 12,500 square feet B. Minimum lot width - 100 feet C. All structures except boat houses, piers and docks shall be set back from the normal high water line 75 feet. 2. R-4, R-S, R-6 Residence Districts: A. Minimum lot area - 15,000 square feet B.
