many years and would like to move their facility to Roseville.
The site at 2507 Walnut is, at best, currently blighted and
certainly not in keeping with the current standards that
Roseville has in place. The applicants are proposing to
redevelop the site and building to meet the City's standards
and have shown a willingness to cooperate with the City in
meeting these goals. The City' s Comprehensive Guide Plan shows
this to be an industrial area into the future. Given the
location of the parcel, it is an appropriate place for this
type of use. Based on the applicants ability to address
concerns raised over site drainage, mOdifying the landscaping
plan and ensuring compliance with lighting standards, staff
recommends approval of the application for a special use permit
for a truck leasing facility at 2507 Walnut street.

Council Action Reauested:

1. Motion to approve Ac'cent Companies request for a special use
permit for a truck- leasing facility at 2507 Walnut street
subject to the following conditions:

a. That final plans be approved by staff regarding lighting,
landscaping, drainage and design standards compliance.

b. That the parking lot be brought into compliance within
three years.

staff Report by: Mike Falk
