Perimeter <br />Dr. <br /> <br />Background: <br /> <br />1. The site under consideration is located at 1875 W. Perimeter <br />Drive. It is the site of the former Mr. Steak Restaurant and <br />Razzberry's Restaurant that is currently vacant. The property <br />is zoned B-IB and day care facilities can be considered as <br />special uses in this district (Section 8.280). <br /> <br />2. The new owners would like to establish a montessory school and <br />day care center in this space servicing children from 6 weeks <br />to 6 years of age. The interior would be remodeled to <br />accommodate this use. On the exterior, the primary change <br />would be the addition of a fenced play area attached to the <br />front of the building. Front yard setbacks, in the B-IB zoning <br />district, are 30 feet. Because the building is already set <br />quite far back on the property, the fenced play area will not <br />exceed front yard setbacks. <br /> <br />3. This property shares a common driveway access easement with its <br />neighbor to the west. The property line is down the center of <br />a single driveway opening to both properties. In addition, the <br />property shares parking lot access easements in the rear of the <br />building with its neighbor to the east. Given the potential <br />for traffic, especially during the noon hour, the security of <br />the fenced play area and the operation of the building to <br />insure that children are not in traffic patterns, is of great <br />importance. <br /> <br />4. Parking requirements for day care facilities call for four <br />spaces per principal use plus one space for each 500 sq. ft. in <br />excess of 1000 feet of gross floor area. The building size is <br />approximately 3800 sq. ft. generating an overall parking <br />requirement of 10 spaces. The parking lot, in the rear of the <br />building, has a capacity for parking well in excess of this <br />minimum requirement. <br /> <br />5. wi th the exception of adding the fence around the play area and <br />changing the face of the pylon sign, no exterior changes are <br />
