The building size is approximately 3800 sq. ft., generating an overall parking requirement of 10 spaces. The parking lot, in the rear of the building, has a capacity for parking well in excess of this minimum requirement. With the exception of adding the fence around the play area and changing the face of the pylon sign, no exterior changes are proposed for the building. The primary building material is brick at this time, which is consistent with the design standards chapter of the Roseville zoning ordinance. Daycare licensing is the responsibility of Ramsey County and their criteria must be met by the applicant before a license would be issued and we would assume construction begin. During the building pennit review process, life safety code compliance will be c10sely reviewed by building and Fire Department staff. CONCLUSION AND RECOMMENDATION The property at 1875 W. Perimeter Drive has been vacant for a period of time. It is zoned B~ 1 Band daycare facilities are considered special use permits in this districts. Minneapple Intemational Montessory currently operates other daycare facilities in the metropolitan area. They have a proven track record and are convinced that Roseville and this particular location will be a strong market for the services they provide. The site plan and the proposed operation of the facility require no setback variances and the building materials are consistent with the design standards chapter of the zoning ordinance.
