BACKGROUND <br /> <br />Ryan Construction has been working in partnership with the City of <br />Roseville in the development of the Twin Lakes Redevelopment District. <br />They are currently completing the first phase of this project with the 45,000 <br />sq. ft. office/warehouse facility located at County Road C and, Arthur <br />Avenue. Phase II will be a 62,725 sq. ft. medical center to be located at the <br />intersection of County Road C aud Fairview A venue. It is for this facility <br />that the rezoning and preliminary and final plat are being considered. <br /> <br />2. Develo pment Summary <br /> <br />The proposed site will be a C01llbination of the old Mack Hotel site, the Hart <br />property, and a portion of the Ramsey site. The total site consists of <br />approximately 186,000 sq. ft. of land or approximately 4.2 acres. The Mack <br />Hotel site is currently zoned B-3 and the remainder of the property is zoned <br />1-1, light industrial. The zoning change is proposed to be B-4, Retail Office <br />Service District. Medical and dental service buildings are pennitted uses in <br />this district. <br /> <br />The existing structures on the site consist of the Mack Hotel, which is <br />abandoned, a small office property commonly known as the Hart property <br />where Sir Speedy is located, with the remainder of the property currently <br />vacant. To provide room for the new medical facility; both of these <br />buildings will be demolished. <br /> <br />The medical office building will be located on Lot 1, Block I, Twin Lakes <br /> <br />~\¿rJ ~ <br /> <br />{P{ <br />
