Ryan Construction has been working in partnership with the City <br />of Roseville in the development of the Twin Lakes Redevelopment <br />District. They are currently completing the first phase of <br />this project with the 45,000 sq. ft. office/warehouse facility <br />located at County Road C and Arthur Avenue. Phase II will be <br />a 62,725 sq. ft. medical center to be located at the <br />intersection of County Road C and Fairview Avenue. It is for <br />this facility tha~ the rezoning and preliminary and final plat <br />are being ?onsidered. <br /> <br />2. The proposed site will be a combination of the old Mack Hotel <br />site, the Hart property, and a portion of the Ramsey site. The <br />total site consists of approximately 186,000 sq. ft. of land or <br />approximately 4.2 acres. The Mack Hotel site is currently <br />zoned B-3 and the remainder of the property is zoned r-l, Light <br />Industrial. The zoning change is proposed to be B-4, Retail <br />Office Service District. Medical and dental service butldings <br />are permitted uses in this district. <br /> <br />3. The existing structures on the site consist of the Mack Hotel, <br />which is abandoned, a small office property commonly known as <br />the Hart property where Sir 'speedy is located, with the <br />remainder of the property currently vacant. To provide room <br />for the new medical facility, both of these buildings will be <br />demolished. <br /> <br />4. The medical office building will be located on Lot 1, Block 1, <br />Twin Lakes Center. It will be 62,275 sq. ft. in size and will <br />house two medical primary care providers along with several <br />specialty groups and a rehabilitation center. The project will <br />employ in excess of 100 people with an annual payroll of <br />approximately $3 million. The construction value of such <br />specialized office space ranges between $85-$110 per sq. ft. <br />The value of this medical building will be in excess of $6 <br />million. The building materials will be face brick and glass <br />with brea~ off block accent materials. The building footprint <br />covers 11.9% of the site. <br />
