EXISTING CONDITIONS <br /> <br />The proposed Orandview Townhome development site is generally located in the northeast <br />quadrant of the Trunk Highway 36 - Lexington Avenue interchange at 2350 Lexington <br />Avenue North. The site is presently vacant and is bounded by Trunk Highway 36 on the <br />south, Grandview Avenue on the north, Lexington Avenue and the Kinderberry Day Care <br />Center on the west, and the Lovell Avenue cul-dc~sac, RoseviUe Assembly of God Church <br />and the Rose of Sharon Nursing Home on the east. The surrounding neighborhood area <br />to the north and east consists predominantly of single family residential homes. <br /> <br />The City of Roseville had the following 1991 Average Daily Traffic (ADT) volumes on area <br />streets: <br /> <br />Location <br /> <br />1991 ADT Volumes <br /> <br />~ on Lexington Avenue - North of T.H. #36 <br />- on Co. PROPOSED CONDITIONS <br /> <br />The proposed Orandview Townhome development consists of sixty-two (62) townhouse units <br />with access proposed to Lexington Avenue to the west, grandview Avenue to the north and <br />Lovell Avenue to the east.
