<br />Homes is proposing to purchase additional property to the east, from the Assembly of <br />God Church, in order to add two more 4-unit buildings. <br /> <br />The original planned unit development is 5.86 acres in size. The parcel under <br />consideration is .73 acres in size. The additionalS units would bring the total number of <br />units for the project to 62. This creates an overall density for the project of 9.4 units per <br />acre. <br /> <br />Staff Recommendation: <br /> <br />1. It is recommended that the City Council approve Good Value Home's final plat and final <br />PUD development plan for the amendmentto the approved planned unit development at <br />Lexington Avenue and Highway 36 subject to the following conditions: <br /> <br />a. Roseville's standards for utilities and street construction must be followed. <br />b. Removal of the concrete curb and gutter on Grandviewmust be done as per <br />Roseville standards. <br />c. The new water services on the existing watermain in Grandview must be <br />tapped by Roseville's Utility Department. The street repair must meet <br />Roseville's standards. The contractor is required to take out the needed <br />permits at City Hall for this work. <br />d. The location of the proposed new catch basins on Lovell Lane South will have <br />to meet Engineering Department standards. <br />e. The existing cul-de-sac at the end of Lovell Avenue does not meet City <br />standards. Snow storage is very short in the existing cul-de-sac. A study to <br />enlarge the driving area must be done at this time. <br />r The plans must show the service locations. <br />g. All deferred assessments must be paid. <br />ß. Previously approved landscaping plans to be extended to the S units. <br /> <br />2. I t is further recommended that the City Council authorize the Mayor and City Manager to <br />execute a planned unit development agreement and subdivision agreement between the <br />City ofRoseville and Good Value Homes for the development of the additional property <br />at the northeast quadrant of Lexington Avenue and Highway 36. <br /> <br />Council Action Reouested; <br /> <br />1. Motion to approve Good Value Home's request for final plat of a . 73 acre site, to be <br />divided into 8 housing sites, common areas, and private roads; and to authorize Mayor <br />and City Manager to sign said plat when complete. <br /> <br />2. Motion to approve the final PUD development plan which amends the approved Good <br />Value - Grandview Townhouse planned unit development and the development agreement <br />originally approved on January 24, 1994 with the following conditions: <br /> <br />a.
