Staffhas been told that no further expansion of the townhouse <br />project, east on Grandview Avenue, can or will occur. <br /> <br />8. At the October 12, 1994 meeting, the Planning Commission <br />recommended approval of the amendment to the Comprehensive Plan <br />from church to medium density residential; approval of the concept for a <br />planned unit development adding 8 units to the original planned unit <br />development; approval of a preliminary plat (including the 8 units) and a <br />private street system; and that sidewalks be placed along Grandview and <br />Lexington; and street stop signs be placed at the entrance onto <br />Grandview Avenue; and with the following conditions in the engineering <br />report dated October 7,1994: <br /> <br />a The driveway off of Grandview Avenue is more than 26 feet in <br />width. There needs to be grass between the two driveways (or a <br />stipulation in the amended PUD to allow for this two family <br />driveway). <br /> <br />b. Roseville's standards for utilities and street construction must be <br />followed. <br /> <br />c. Removal of the concrete curb and gutter on Grandview must be <br />done as per Roseville standards. <br /> <br />d. The new water services on the existingwatermain in Grandview <br />must be tapped by Roseville's Utility Department. The street <br />repair must meet Roseville's standards. The contractor is required <br />to take out the needed permits at City Hall for this work <br /> <br />e. The location of the proposed new catch basins on Lovell Lane <br />South will have to meet Engineering Department standards. <br /> <br />f. The existing cul-de-sac at the end ofLovel1 Avenue does not meet <br />City standards. Snow storage is very short in the existing cul-de- <br />sac.
