<br />~ <br /> <br />first phase, which also includes the updating of the eXlstmg warehouse <br />facility, would be completed in 1994. Construction of the second phase is <br />scheduled to commence in 1995 following time for the environmental <br />remediation of the east portion of the site. The proposed subdivision would <br />create a new plat consisting of three lots. Lot 1 would contain the existing <br />1985 warehouse, lot 2 would contain the 96,625 sq. ft. office/warehouse <br />facility, and lot 3 would contain the second phase facility consisting of a <br />53,265 sq. ft. office/warehouse. The development will include approximately <br />$5.5 million of new construction. <br /> <br />Architectural and Site Plan Design <br /> <br />The remodeling of the existing 60,000 sq. ft. warehouse bunding and the <br />addition of two new stmctures will create a IIftont door office park" image <br />along County Road C in this area. Landscaping along County Road C <br />consists of boulevard trees spaced consistently with the design standards <br />requirement of the RoseviHe City Code, a 40 foot wide green space area, a <br />landscape parking screen and planting beds adjacent to the buildings. Trees <br />and planting beds are also provided in islands interior to parking areas. The <br />applicant has indicated that all landscaping will have automatic irrigation <br />systems. The operational aspects of the building and tmck loading areas wil1 <br />be screened from public view by the configurations of the buildings. . <br /> <br />Af"vlP<{~ <br /> <br />Improvements to the existing building to be remodeled, include the addition <br />of windows, front entrance addition, and the upgrading of accessibility. New <br />stmctures wil1 consist of one sto1)' mason1)' buildings with the provisions to <br />add mezzanines. Exterior materials are integrally colpred decorative concrete <br />mason1)' with brick banding and accents. Aluminum windows wil1 have <br />enel ßi.red frames with tinted glazing. All exterior materials wilJ be <br />prefinished so that painting and other maintenance issues will be eliminated. <br />Similar exterior materials will be used on aU sides of the buHding, including <br />the dock areas. An upper band of windows will give the building a more <br />human scale along with individual projecting entrances that will visually <br />reduce the length of the buildings, <br /> <br />Engineering Considerations <br /> <br />The Engineering staff has reviewed this proposal and has made the following <br />recommendations: <br />
