<br />Subdivision and PUD Request <br /> <br />Because of the current tax parcel configuration of the property, a subdivision is being requested in order <br />to allow for a closing on the first phase of the project with the current land owner, to be followed <br />immediately thereafter by the demolition of the existing truck terminal and service garage, the removal <br />of the underground storage tanks, and the commencement of construction on the first phase, to be <br />completed in 1994. Construction of the second phase is currently scheduled to commence in 1995, to <br />allow sufficient time for the environmental remediation of the east portion of the site. The proposed <br />subdivision would create a new plat with three lots. Lot 1 would contain the existing 1985 warehouse. <br />Lot 2 would contain the first phase of new construction, and Lot 3 would contain the second phase of <br />new construction. <br /> <br />Because the project will be built in phases and proposes the shared use of driveways, curb cuts, parking <br />areas and site utilities, we are applying for a Planned Unit Development to allow for the consistent <br />treatment of the different phases of the development and the flexible handling of setback and other <br />issues to improve the overall development. <br /> <br />Economic Considerations <br /> <br />The development will include approximately $5.5 million of new construction, and will involve <br />approximately 100 construction jobs. Once constructed, the new development could provide for as <br />many as 200 new jobs on a permanent basis. <br /> <br />Site Plan Considerations <br /> <br />The remodeling of the existing 60,000 square foot building and the addition of two new structures will <br />create a '~front door office park" image along County Road C that currently does not exist. Landscaping <br />along County Road C consists of boulevard trees, a 40 foot wide lawn, a landscape parking screen and <br />planting beds adjacent to the buildings. Trees and planting beds are also provided at interior car <br />parking areas. All landscaping will have an automatic irrigation system. Truck loading areas are <br />screened by building configurations from public view. <br /> <br />Architectural Design <br /> <br />Upon completion of negotiations with the tenant, the existing building will be remodeled. Improvements <br />include the addition of windows, front entrance addition and the upgrading of accessibility. <br /> <br />New structures will consist of one story masonry buildings with provisions to add mezzanines. Exterior <br />materials are integrally colored decorative concrete masonry with brick banding and accents. Aluminum <br />windows will have anodized frames with tinted glazing. All exterior materials will be prefinished so <br />that painting will, be eliminated as a maintenance issue. Similar exterior materials will be used on all <br />sides of the building, including dock areas. An upper band of windows will give the building a more <br />human scale, along with individual projecting entrances that will visually reduce the length. <br />
