BACKGROUND <br /> <br />At the Planning Commission's December 9, 1993 meeting, Rottlund <br />Company Inc. indicated in a sketch plan review that tlley have a purchase <br />agreement to acquire approximately 4.25 acres of the Corpus Christi <br />Church site at the southwest conler of County Road Band Fairview <br />A venue. This portion of the site is currently vacant. It is zoned R-1 <br />Single Family Residential and is designated as church on the City's <br />Comprehensive Land Use Guide Plan. The Rottlund proposal is to <br />construct 52 dwelling units on the site in four buildings through the <br />planned unit development process. <br /> <br />At that sketch plan review, members of the Planning Commission <br />expressed COnCel11S about the project's density, the amenities on this site, <br />the quality of development, tlle height of the units and the setback of the <br />units ftom Fairview Avenue, topography, storm water and drainage <br />details, shared parking lot easements, site landscaping, and screening from <br />the church pat;king lot and ftom County Road B. <br /> <br />2. Development SummalV <br /> <br />The property under consideration is located in the southwest quadrant of <br />County Road Band Fairview A venue and is currently a part of the <br />Corpus Christi Church campus.
