<br />parking easement for a portion of the Corpus Christi Church parking lot <br />tllat would provide an additional 41 parking spaces. City standards would <br />require 104 parking spaces, 115 spaces are being provided. In situations <br />where it is feasible, shared parking provides an altenlative to additional <br />impervious surface, thereby reducing site drainage req.uirements and <br />providing for more green space. <br /> <br />Site drainage has been the subject of a great deal of discussion between <br />the Engineering staff and the applicants. The plans call W retention <br />pond on the SOUtll portion of the site that is intended to D stonn water <br />prior to its entering the municipal stonn drainage system. The site plan <br />and landscape plan have incorporated this pond into the open space and <br />landscape area meant to be a buffer between the proposed development <br />and the single family lots abutting the south edge of the site. Please see <br />Engineering comments for more information about the pond. <br /> <br />The landscape plan includes benning along the frontage facing Fairview <br />Avenue that is densely planted. In addition, the landscape plan seeks to <br />provide a screen along the southerly access road to minimize any impact <br />traffic may have on adjacent properties. Rottlund Companies also <br />proposes a foundation planting program that includes approximately 10 <br />shrubs per dwelling unit as well as a minimum of two over-story trees for <br />each dwelling unit being installed. They have indicated that all turf areas <br />will be covered by an irrigation system. <br /> <br />Engineering Considerations <br /> <br />1. The plan proposes a new sanitary sewer main line to be extended <br />from an existing stub on the west 'side of Fairview Avenue. Care <br />needs to be taken during the construction of the new main so as not <br />to hit the existing stonn sewer that runs parallel with Fairview <br />A venue. The proposed new service that connects to the new <br />sanitary sewer main must be made ill the line and not in the <br />manholes as the plans show. <br /> <br />2. The proposed new watennain shows two new fire hydrants to be <br />placed along the new main. The Fire Marshal should look at the <br />locations and number of hydrants needed for this site. All new fire <br />hydrants must have a gate valve placed not closer than three feet to <br />the hydrant to be able to tunl the hydrant off if needed. The plans <br />
