Weare also aware of a housing goal to <br />encourage a variety of housing types for all age groups in all stages of the life <br />cycle. Given the fact that the City is basically built out, the Council has put <br />staff on notice to be alert for development opportunities where such housing <br />opportunities could be provided. It is our feeling that this site provides such an <br />opportunity, given the nature of the surrounding land uses and the fact that it is <br />adjacent to the intersection of two collector streets meant to handle <br />transportation in the City. 12.3 units per acre is not extremely dense and the <br />320 +/- daily traffic trips can easily be handled by the City's transportation <br />system in this area. Landscaping, building materials, bituminous surface and <br />curb and gutter for tlle private streets all meet the City's Design Standards. No <br />setback variances are required for either the County Road B frontage or the <br />Fairview A venue frolltage. Engineering concenlS for site drainage have been <br />met with the proposed pond and utility design.
