<br />currently designated church ill the Cityls Comprehensive Land Use Guide <br />Plan. To the south of the site is the Corpus Christi addition, a new single <br />family subdivision, currently being built out, to tlle east, across Fairview <br />A venue, is a City park, to the north across County Road B is Gluek Lane, <br />a large lot single family development. The property in the nortl1east <br />quadrant of the intersection is zoned for Limited Business. The Rottlund <br />Company request for a planned unit development includes a plan for 52 <br />dwelling units on this site. The plall consists of four buildings. Three of <br />the buildings would contain 12 units, one of the buildings would contain <br />16 units. The units are all back to back and stacked and are designed <br />with attached one car garages. The proposed unit is similar to those in <br />the Concordia Meadows project, also developed by Rottlund. The overall <br />density for this proposal would be 12.33 units per acre. By way of <br />comparison, the density for the Calibre Ridge project is 10.6 units pèr <br />acre, and tlle density for the Concordia Meadows project is 8 units per <br />acre. The plan includes 32 end units and 20 interior units. The villas <br />range in size from 960 to 1080 sq. ft. All of the units would be built for <br />sale and a homeowners association will have responsibility for the private <br />roadways and area maintenance. <br /> <br />The site plan indicates two access points for the project. One on County <br />Road B and the other 011 Fairview A venue. Both of these streets are <br />County roads and are designed to handle collector traffic. The <br />intersection itself is signalized to help move traffic through this area. <br />From a land use perspective, locating a multi-family housing project on a <br />collector street rather than a locallleighborhood residential street is <br />consistent with good planning practices. Trip generation data indicates <br />that townhome units generate six trips per day from each unit. With 52 <br />units, this would total approximately 320 trips per day shared equally by <br />Fairview Avenue and County Road B. 1991 traffic counts indicate that <br />Fairview A venue, south of County Road B, has an average daily traffic of <br />7050 cars, south of County Road Band 12,100 ADT north of County <br />Road B. County Road B, west of Fairview, has an average daily traffic <br />count of 5900 cars and east of Fairview A venue, 9600 cars. The 320 +/- <br />trips generated by this development, split amongst the four traffic <br />movements, would have little impact on average daily traffic. <br /> <br />Parking will be provided for the project through on-site and off-site <br />facilities.
