<br />'e ~ <br /> <br />To: Mike Falk <br /> <br />From: <br /> <br />Douglas Strong <br /> <br />Π<br /> <br />Re: Planning File #2633 <br /> <br />Date: January 6, 1994 <br /> <br />This file deals with a PUD, Preliminary & Final Plat, and <br />Comprehensive Plan Amendment at 2131 N Fairview Avenue. <br />The engineering staff has reviewed this proposal and has <br />the following recommendations: <br /> <br />1. The plan proposes a new sanitary sewer main line to be <br />extended from an existing stub on the west side of Fairview <br />AVenue. Care needs to be taken during the construction of <br />the new main so as not to hit the existing storm sewer that <br />runs parallel with Fairview Avenue. The proposed new <br />service connects to the new sanitary sewer main must be <br />made in the line and not in the manholes as the plans show. <br /> <br />2. The proposed new watermain shows two new fire hydrants to <br />be placed along the new main. The Fire Marshal should look <br />at the locations and number of hydrants needed for this <br />site. All new fire hydrants must have a gate valve placed <br />not closer then three feet to the hydrant to be able to turn <br />the hydrant off if needed. The plans do not show any hydrant <br />valves. All new services off of the new main must be done as <br />per the Roseville Water Departments standards. <br /> <br />3. The plans show regrading of the property on the south side <br />of the proposed new south driveway to direct that drainage <br />to flow to an existing catch basin. Care needs to be taken <br />so the property to the south of the Rottlund site does not <br />have additional runoff on their property or water standing <br />on their lot due to the regrading. <br /> <br />4. Landscaping must not be planted within 30 feet of any <br />right-of-way at intersection of two roadways or driveways. <br /> <br />5. Any work within the county right-of-way must be approved <br />by a permit from Ramsey County. <br />
