County Road B.. <br /> <br />~4 <br /> <br />Backg:round: <br /> <br />1. The property under consideration is located in the southwest quadrant of <br />County Road Band Fairview Avenue and is currently a part of the <br />Corpus Christi Church campus. It is approximately 4.25 acres in size, is <br />zoned R-1 Single Family Residential and as a part of tlle church site, is <br />currently designated church in the City's Comprehensive Land Use Guide <br />Plan. To the SOUtll of the site is the Corpus Christi addition, a new single <br />family subdivision, cUlTently being built out, to the east, across Fairview <br />Avenue, is a City park, to the north across County Road B is Gluek Lane, <br />a large lot single family development. The property in the northeast <br />quadrant of the intersection is zoned for Limited Business. The Rottlund <br />Company request for a planned unit development includes a piau for 52 <br />dwel1ing units on this site. The piau consists of four buildings. Three of <br />the buildings would contain 12 units, one of the buildings would contain <br />16 units. The units are all back to back and stacked and are designed <br />with attached one car garages. The proposed unit is similar to those in <br />the Concordia Meadows project, also developed by Rottlund. The overall <br />density for this proposal would be 12.33 units per acre. By way of <br />comparison, the density for the Calibre Ridge project is 10.6 units per <br />acre, and the density for the Concordia Meadows project is 8 units per <br />acre. The plan includes 32 end units and 20 interior units. The villas <br />range in size from 960 to 1080 sq. ft. An of the units would be built for <br />sale and a homeowners association will have responsibility for the private <br />roadways and area maintenance. <br />
