River Road, suite 301
Fridley, MN 55421

Dear Mr. Porter:

At the meeting with Rick Jopke, Mike Falk, and me, you asked
various questions in regards to policies within the city of
Roseville related to the corpus Christi project. Answers to the
questions are as follows:

1. Would a bond be required for utility installation?

Yes, there would be a bond required with a development
agreement in the amount of 1.5 times the engineer's
estimated cost or 1.25 times the actual bid amount.

2. Are there plans for sidewalk or pathway along the property?

The city of Roseville requires that a sidewalk or pathway be
constructed along all multi-properties. This would require
that a 6-foot concrete sidewalk be placed along Fairview
Avenue from County Road 5 to the south property line.

There is the ability to provide an escrow account for the
equivalent cost of construction of the sidewalk based on
city costs. This would be the recommended method for this
project due to the fact that Fairview is a rural section and
has no separation from the road surface to the sidewalk.
The amount of this escrow would be approximately $9,000. If
there is the need to relocate or make adjustments to the
pathway along County Road 5, it would be expected that th~se
items be completed with construction of the project.

3. Need for additional right-of-way on either County Road B or
Fairview Avenue?

According to the county record, there does not appear that
there is any additional right-of-way needed in this area.

2660 CIVIC CENTER DRJVE · ROSE\'ILLE · ~lI!\'NESOTA · 55113-1899
612-490-2200 · FAX 612-490-2270
