The trip generation rates used in this report come from the latest edition <br />of t'Trip Generation~ published ~y the Ins!.Îtute of Transportation Engineers (I1'E). <br />Tab1e 1 s'lJmma!Ìzes. the expected trip generation for both the office/warehouse approved <br />me and the proposed townhome use. It should be noted that the townhome proposal <br />would generate roughly half of the total trips in the evening peak period and 40 percent <br />(If' the trips in the morning peak period. On a. daily basis, the townhomes would <br />ge:nerate roughly 70 percent of tte traffic that would be generated by tbe. office/ <br />warehous~ approved use. <br /> <br />It shou1d also !be noted that the townhome development is a complementary use to the <br />surrounding industrial area from a traffic standpoint. With an industrial use, the major <br />flow of traffic is entering the area during the morning peak period and is leaving the <br />aIea in the evening peak period. Th~ tov¡nhome proposal would have the opposite <br />pattern. Traffic would be exiting the townhomes in the morning and entering in the <br />e:vemng.
