Mr. Roberts owns the property at 222 N. McCarrons Boulevard. The <br />property is 1.82 acres in size with 308.93 feet of frontage on McCarrons <br />Boulevard, Currently, a house and ftee-standing garage and out buildings are <br />located on the eastern portion of the property, It is the desire of the applicant <br />to divide this parcel in order to sell the western portion. <br /> <br />2, The lot division request is illustrated on the attached survey. As indicated <br />previously, the parcel fronts on McCarrons Boulevard N. The total parcel <br />size is 79.463 sq. ft. The house and free~standing out building are currently <br />situated on the east portion of the parcel. The westen1 parcel meets the R~1 zoning <br />district lot size requirements, The 85 foot width provides the opportunity to <br />construct a house without the need for variances. The lot is exceptionally <br />deep, keeping the density low in this particular area of Roseville. <br />
