The division does not create the need for setback variances for the <br />house on the east parcel, and the west parcel can support reasonable single- <br />family development without requiring variances. Whereas, it is possible to <br />generate more than two lots on this large parcel, it is the owner1s wish to <br />maintain a large track for his home and limit the density armmd him. Because <br />the proposed lot division is consistent with the R -1 zoning district <br />requirements, we rec~mmend approval of the lot division request as 222 N. <br />McCarrons Boulevard. <br /> <br />Council Action Reauested; <br /> <br />1.
