BackKround <br /> <br />In 1994, the City Council approved a planned unit development and plat for Har Mar Inc. <br />for a 5.9 acre parcel ofland, west of Snelling Avenue, between Midway Ford and the <br />Conoeo/Jiffy Lube planned unit development on County Road C. The property was zoned <br />I-I Light Industrial and the retail planned unit development that was approved consisted <br />of 4 buildings, totalling 34,569 sq. ft. The development included a 9,000+ square foot <br />restaurant, a 10,400 sq. ft. retaíI center anchored by a video store, a 9,000 sq. ft. auto <br />service/food retail center and a 6,000 sq. ft. bank facility. As approved, the development <br />covered approximately 13% of the site. <br /> <br />The bank that was proposed for the development was the Firstar Bank. About the same <br />time that the development approval process was taking place, Investor's Bank was <br />acquiring Firstar. Because Investors Bank is directly east of this site, across Snelling <br />Avenue, it was determined that the new banking system would not need the location in <br />Roseville Crossings. The applicant spent a great deal of time pursuing the banking <br />industry for other tenants for this planned unit development. They have finally determined <br />that for a variety of reasons, there is no bank available for this development. Given this, <br />combined with the desire of other tenants for reconfigured space) Har Mar Inc. is <br />proposing to amend the Roseville Crossings PUD. <br /> <br />2. Development Review <br /> <br />The site is currently being graded and underground utilities are being installed.
