<br />j <br /> <br />)~J1 <br /> <br />REQUEST FOR COUNCIL ACTION <br /> <br />DATE: 6-28-94 <br /> <br />ITEM NO.: D""'2 <br /> <br />Department Approval: <br />~~ <br /> <br />Manager Reviewed: Agenda Section: <br />~ Reports and Recommendations <br /> <br />Item, Description: <br /> <br />Har Mar Inc. request for PUD Final Development Plan approval <br />and final plat approval at County Road C and Snelling Avenue. <br /> <br />Background: <br /> <br />1. Har Mar, Incorporated is proposing to develop a 5.9 acre parcel of land west of <br />Snelling Avenue between Midway Ford and the Conoco/JiflY Lube Planned Unit <br />Development on County Road C. The property is currently zoned 1-1, light <br />industrial, and applicants are proposing a rezoning to Planned Unit Development <br />for retail purposes. The proposed development would consist offour buildings <br />totalling 34,569 square feet in size. This would cover approximately 13 percent of <br />the site, and would consist ofa 9,169 square foot restaurant, a 6,000 square foot <br />bank, a 9,000 square foot auto service/food retail center, and a 10,400 square foot <br />retail center that would be anchored by a major video store. <br /> <br />2. The Planning Commission, at their April 13, 1994 meeting, and the City Council, <br />at their April 25, 1994 meeting, approved Har Mar, Inc.'s request for a Planned <br />Unit Development (PUD) Concept Development Plan, rezoning from 1-1 to POO, <br />and a preliminary plat at County Road C and Snelling with the following <br />conditions: <br /> <br />(1) The Snelling Avenue access to the restaurant shall be an "entry only" <br />area and be reviewed by the city's traffic consultants and signed <br />appropriately. <br />(2) The appBcant shall place trees on the Lincoln Drive Boulevard as per <br />the Twin Lake's Design Plans. <br />(3) Outlot B shall become part of Lot 3. <br />(4) Sidewalks along the west side of the property shall be installed or a <br />dedication to the sidewalk fimd for future construction shall be made as <br />per staff recommendation.. <br />(5) The bank tower shall be no more than 20 feet in height. <br />(6) Staff shall review the final engineering and landscape plans. <br />(7) Trash enclosures shall be inside or attached to the building with a roof <br />
